Tiny Home, Big Life: Our 4 Favourite Small Modular Homes

If you live in Western Canada you are undoubtedly feeling the effects of inflation. Everything from groceries to gas seems to be costing more and you may be feeling pulled to reassess your budget and determine where you can start saving money.

Well, what if we told you that your mortgage is actually a great place to start? Your mortgage may be one of your largest recurring monthly expenses and this is a great year to reassess your lifestyle and see if downsizing into a more affordable home could be the right fit for you. This blog highlights four of our favourite small modular homes that can save you money and give you a bigger life!

Smaller Homes, Bigger Lifestyles.

Before you sell your assets and research tiny homes on HGTV, allow us to clarify what a small modular home can actually look like. We’re talking about fully functional single family homes where your bed isn’t located above your dining room table!

The concept of ‘tiny home living’ has gained popularity thanks to its low-risk, high-reward paradigm. Families, couples and singles are choosing to live in these tiny homes with little to no debt, which allows them to allocate their income to building a life they love. And let’s face it, the pandemic bred a wonder of uncertainty and the idea of having no mortgage while still having independent living quarters became more desirable.

Our small modular homes offer quite a bit more than a traditional ‘tiny home’ while still providing an opportunity for affordable living without sacrificing your favourite features. Four plans that specifically capture the heart of tiny home living are the Dakota, the Aspen, the Birchwood and the Beaufort.

Affordable Small Modular Homes

The benefits of purchasing a small manufactured home as opposed to building a tiny home include larger square footage, multiple separate bedrooms and bathrooms, a full kitchen and space you need and want in order to live comfortably. The average size of a tiny home ranges from 120 sq. ft. to 400 sq. ft, while the following four homes range from 1056 sq. ft. to 1216 sq. ft.

The Dakota has everything you need including 1216 sq. ft. of living space, 3 bedrooms and 2 bathrooms. In comparison, the average tiny home might fit within this kitchen! This home also gives you privacy with the master bedroom and spare rooms at opposite ends of the house.

The Aspen is our most modest plan measuring at 1056 sq. ft., which is still almost double the size of the average tiny home. What you’ll love about this plan is it features an open concept design with an extended island in the kitchen for extra space. This home has also been designed with extra windows in the living room to let in loads of natural light!

The Birchwood has been a customer favourite for many years thanks to its functional design and pocket-friendly price! This 1216 sq. ft. house is equipped with 3 bedrooms, 2 bathrooms and a 3 piece ensuite. The Birchwood is perfect for first time home buyers or those looking to downsize!

The Beaufort is a similar design to the Birchwood plan, but it features a few additional design elements that offer ample storage for any family. For example, its built-in buffet hutch is perfect for entertaining or storing your favourite china.

Cost of a Small Modular Homes

Customers often want to know how much a new house will cost prior to begin their search. While we understand that this is the most frequently asked question when house shopping, it’s a very complex question to ask. We often ask for our customers’ budget or what they are comfortable spending between. From here, we can help narrow down the best selection of homes for them to look at based on their needs.
