Securing Land for your Manufactured Home

One thing is for certain when choosing a manufactured home: you need somewhere to place it. Choosing the perfect piece of land differs for modular homes in the sense that there can be a lot of moving parts involved. For example, many manufactured homes are delivered to rural areas that may not already come with services installed and land prepared. In this blog, we’re going to explore ways to secure land for your manufactured home that can save you time, money and stress.

When considering pad rental in a trailer park or mobile home community…

There are two main options to secure land for your mobile home. The first is to purchase land that you’ll own and the second is to lease the land which your home will sit on. Each option comes with its list of pros and cons.

Owned Land:

You can purchase land yourself and place your house there. Depending on the land you purchase or acquire, there are a few things you may need, including services and a driveway. Additionally, you may need to widen your approach, remove trees and prepare/install your foundation in preparation for the arrival of your new home.

Perhaps you have farmland in your family that your house can be placed on. You can lease land from a parent or family member, too. For example, parents may lease a quarter section of their farmland to their kids so they don’t need to purchase land and can be pre-approved at the bank.

Purchasing land tends to come with a few additional responsibilities that can become costly. However, if the land has sentimental value or your long term vision is to remain at that particular location, then it certainly can be worthwhile!

Leased Land:

This option means either placing a new home or purchasing an existing home within a trailer park/manufactured home community. Each community varies in regards to what their monthly lease covers, so it’s best to inquire with the community directly!

What some home owners love about this option is that all the services and site prep will already be done for you – saving you time, money and your sanity! [Please note, not all communities are responsible for site preparation, so please consult with the community manager directly.]

For example, if you were to purchase a home in the land-lease community of Meadows of Morinville, which Jandel Homes sells exclusively to, all of these things will be done for you. When you move into Meadows, you are only responsible for the fun items – picking options and colors for your home. Meadows of Morinville will take care of all the construction specific items as well as the landscaping! With that being said, other communities vary – some have all of this done, but others do not and require you to do the site prep.

So you’ve found your home, but where do you put it?

Finding land can be stressful. Not only do you need to find land in the right location, you need to consider what it comes with. Will you need to install services? What other preparation is involved before considering placing a house there?

These are all items that can be done with the assistance of contractors, but some people prefer a more turnkey experience. If you’re ready to take the stress out of finding land and dealing with tedious legalities, we encourage you to explore Meadows of Morinville.
