What to consider when choosing a modular home builder

Choosing your home builder may seem like a daunting task. From online searches to combing through customer promises: it can be overwhelming.

We’ve compiled a list of the most important things to ask a potential builder to ensure they’re the right fit for you.

How long have they been in business?

You know what they say: “the proof is in the pudding!” A proven track record of success is a telltale sign of an experienced, reputable prefab home builder. During the initial stages of your search, have a conversation with your potential builder to learn about their history, their strengths and their weaknesses.

Where will my home be built?

Do you prefer to support local, Canadian-made products? Or are you impartial to having your home built in the United States?

If shopping local matters to you, then ask the important question of where their homes are built. For example, at Jandel Homes, our homes are proudly manufactured right here in Alberta. Some companies will claim to be 100% Canadian, yet their homes are built thousands of miles away, in the United States.

What Industry Associations are they a member of?

Memberships matter. Having a membership through an industry association is indicative of a builder’s commitment to the industry. Members provide proof of licensing and agree to operate within a code of ethics. Industry associations also police their own membership groups to ensure they are withholding these ethics and proper codes of conduct. It can give you peace of mind knowing your builder is committed to delivering the best experience.

If you are buying a factory-built home, you likely will want your builder to be a member of one or more of the following industry associations:

  • MHAPP. Modular Housing Association Prairie Provinces [For builders with physical locations in Alberta, Saskatchewan and Manitoba]
  • MHABC. Manufactured Housing Association British Columbia [For builders with physical locations in British Columbia]
  • BBB. Better Business Bureau. [The BBB will provide the business with a star rating based on real customer feedback and experiences as well as how the company deals with any potential service issues.]

Do they have a warranty program and service department?

All builders offer a warranty program, but the question becomes how long you’ll be waiting for service on your home. Believe it or not, some modular home builders don’t have an in-house service department. That means you could be left with long response times when your home needs to be serviced. Large companies with one Service Technician, for instance, are unlikely to have quick turn-around times.

1 YEAR. You are fully protected against any defects in materials or workmanship during your first ear of ownership. This includes finishing work, including flooring, paint and trim. Appliances are covered by the manufacturer’s warranty, which is also one year.

2 YEARS. Delivery and distribution systems, which primarily cover the heating, plumbing and electrical systems.

5 YEARS. Building envelope protection, which includes the exterior shell of home, including roof and walls.

10 YEARS. For major structural components, like the foundation.

20 YEARS. For added peace of mind, we offer an industry-first 20-year structural warranty.
